The Estate is home to the historic village of Southwick, with its homes, store, tea room and pubs, to our ancient churches, and soon to the new community of Welborne.
The Estate owns a variety of houses, from one-bedroomed cottages to larger farmhouses – with the distinctive Southwick red door.

FOOD & DRINK
The Estate looks to produce high quality traditional food and drink for a local market.
SOUTHWICK VILLAGE STORES
The Village Stores offers an extensive selection of food and drink including local fare made on site and a Post Office.
The thriving tearoom, which includes both indoor and outdoor seating, serves breakfast, lunch and afternoon tea with a large range of home-made products.
THE GOLDEN LION AND THE RED LION
The village has two traditional pubs, the Golden Lion and the Red Lion. Both pubs serve lunch and dinner and The Golden Lion, as a free house, stocks Southwick Brewery’s own beers.
THE SOUTHWICK BREWHOUSE
Behind the Golden Lion is the Southwick Brewhouse, a rare example of a Victorian domestic brewery. Today it sells a wide range of traditional beers including Southwick’s own Southwick Brewery beers.
BERE FARM DAIRY
Ice-cream and yogurt made onsite from the Estate’s own herd. It is sold in a range of local shops, pubs and restaurants.
FARM PRODUCE AND FARM SHOPS
The Estate’s farms produce a wide range of high-quality meats and other products that are available direct from the farms and local, on-estate farm shops. The Estate’s farms produce pork, beef, lamb, game, beer and dairy products in addition to its arable crops.
Southwick Estate has three churches.
Two are situated on the main estate and are Lay-Peculiars – where not only are the buildings wholly owned and administered by the Estate, but since 1538 (under Henry V111 and the Reformation of the Monasteries) the owner of the Estate acts as the Lay Bishop and does so outside the control of the Church of England. To this day the chaplain is still employed directly by the owner of the Estate.
The third church is situated within the grounds of Portchester Castle, a satellite of the Estate, on the edge of Portsmouth harbour. Here too the owner of the Estate has the right of appointment of the resident priest.

Welborne Garden Village will be a new community of up to 6,000 homes with schools, employments, shops and local facilities within an attractive, walkable and leafy environment.
Located on the western boundary of the Estate, the character of Welborne will be sympathetic to the local landscape and neighbouring villages with high standards of design and construction.
The Estate was actively involved in the Council’s original plans for a new development well over a decade ago, keen to ensure the vision for Welborne was focused on place-making rather than housing numbers. Buckland Development Limited was established in 2006 and is now the Master Developer of Welborne working closely with Southwick Estate.
The approach to development is widely different from the standard housebuilder model. Different because Buckland is focused on a consistent, long-term vision and investment to create a popular place that will stand the test of time and create a lasting legacy. A common principle shared between Buckland and Southwick Estate.
